Version 1 · Updated November 4, 2026
The short version. SitePlanReady helps you draw a site plan for a permit. It is not a survey. Lot lines come from public records and can be a few feet off. Your permit office decides if the plan is accepted, so we can't promise approval. Look at the free preview before you buy.
What you get
A to-scale site plan PDF of your property and the project you draw. It is made from public county lot lines, building outlines and aerial photos, plus the details you type in. You can download it right after you pay.
Not a survey
- SitePlanReady is not a licensed land surveyor, engineer or architect. The plan is not a survey and it is not a stamped drawing.
- Lot lines come from public county records and can be a few feet off. Don't use the plan to find your exact property line. If your project is close to a setback limit or a neighbor's lot, check your survey or hire a surveyor.
Approval is not guaranteed
- Every permit office sets its own rules. Some ask for a survey, a stamped plan, or details our plan doesn't show.
- We don't promise that your permit office, HOA or anyone else will accept the plan or approve your project.
- Check your city's permit checklist before you buy. The free preview shows exactly what you will get.
Where we sell
We don't make plans for addresses in California, Connecticut, North Carolina or Rhode Island. The land surveyor boards there say plans that show property lines need a licensed land surveyor, so the tool turns off for those addresses. In some other states many towns ask for a survey. The state checker on our site shows what we found for each state.
Your part
- Check what your permit office needs.
- Draw your project in the right place and at the right size, and check the setbacks shown.
- Build only what your permit allows, where it allows it.
- Call 811 before you dig fence posts or footings, so buried lines get marked. It's free.
Price and payment
The price is shown before you pay ($79 per plan). Payments are handled by Stripe.
Fixes and refunds
- If the PDF won't download or open, or your permit office turns the plan down because of a mistake in our drawing (for example a wrong scale, or a length our tool printed wrong), email us within 30 days. We fix it or refund you.
- We don't refund when a permit office asks for a survey, a stamped plan or details we don't offer, or doesn't allow the project. That's their decision, and you can check the free preview first.
Limits
The tool and the plan are provided as they are. As far as the law allows, we aren't responsible for indirect losses, and our total responsibility is limited to what you paid for the plan.
